  1. Pick the best, not the cheapest.

    The final sale price is more important than the commission you pay. Don’t be seduced by a low fee. If an agent is willing to drop their commission to excite you to win your business – I’d question their ability and their willingness to protect your financial position when negotiating with the buyer of your property, with your money.

    The cheapest agent is not always the best agent. Think about your net figure position.

  • Reviews

    Check out reviews on RateMyAgent. This will usually give you a good feel of what other people are saying about the agent, and what your experience could potentially be like.

  • Attend open for inspections

    This is the best opportunity to interview agents without them knowing it.
    How do they run the open house? How are they talking to buyers? Are they good to deal with? And most importantly, what’s their follow up process look like? Do they have high energy levels, or does it look like they had a big Friday night?

  • Do a digital interview on social media

    Check them out on Facebook or Instagram. You want a real estate heavy hitter, not an ego-based cowboy. Social media is a good reflection of what people are really like off-the-field.

  • Do not pick an agent based on the price they give you at an appraisal. That’s a very dangerous move

    There is a saying in real estate: “the biggest liar gets the job”. The truth is, you can interview 30 agents – and no one knows exactly what your home is worth until the most active buyers come through your property. Pick an agent that is able to provide you with a clear strategy on how they will achieve a premium price for you. What is their process? Does it make sense to you? Pick an agent that knows how to negotiate. Pick an agent that has the resources to maximize the exposure of your property, so everyone knows you’re on the market. You don’t want to be on the bottom of realestate.com.au and your photos taken with a mobile phone. Take pride in your most valuable asset. If you don’t, how do you expect a buyer to come in and pay top dollar?

  • Marketing matters

    It’s not the best home that wins, it’s the best marketed home that wins. If you think of a Big Mac for example – it’s not really the best tasting burger. But, it’s the best marketed burger.
    You need to stand in the popularity contest and ensure both the local and out of area buyers know your home is available. This means a combination of traditional media and new (social) media; a hybrid approach of the two – to cover all bases and leave no stones unturned. You don’t know where the buyer of your home could be.
